1. Booking & Payment

1.1 A booking is confirmed only once the required non-refundable deposit has been received and written confirmation has been issued.

1.2 All deposits are strictly non-refundable due to the nature of our booking system.

1.3 The remaining balance must be paid in full by the date specified in your booking confirmation.

1.4 Failure to pay the balance by the due date may result in cancellation of the booking and loss of the deposit.

1.5 By making a booking, the lead guest confirms they are authorised to use the payment method provided.

1.6 We reserve the right to refuse or cancel any booking where these Terms & Conditions are breached.

2. Cancellation Policy

2.1 Deposits are non-refundable under all circumstances.

2.2 We do not offer refunds for cancellations, early departures, no-shows, adverse weather conditions, travel disruption, or changes in personal circumstances.

2.3 Guests are strongly advised to obtain comprehensive travel insurance.

3. Security Deposit

3.1 A refundable security deposit is required prior to arrival.

3.2 The security deposit covers (but is not limited to):

  • Damage to the property or contents

  • Pet-related damage

  • Excessive cleaning

  • Smoking inside the property

  • Additional unauthorised guests

  • Hot tub misuse

  • Missing handmade items

  • Lost keys

  • Non-emergency callouts

  • Breach of house rules

3.3 Costs will be deducted from the security deposit.

3.4 Where costs exceed the deposit amount, the lead guest agrees to pay the outstanding balance within 7 days of notification.

4. Minimum Age Requirement

4.1 The lead guest must be at least 23 years of age unless otherwise agreed in writing.

4.2 We reserve the right to request photographic identification prior to or upon arrival.

4.3 Failure to provide valid identification may result in cancellation without refund.

5. No Stag, Hen or Party Groups

5.1 The properties are intended for family holidays and quiet breaks only.

5.2 Stag parties, hen parties, large single-sex groups, or celebratory party groups are strictly prohibited.

5.3 Bookings made under false pretences will be cancelled without refund.

5.4 We reserve the right to refuse entry or terminate the stay immediately without refund if this clause is breached.

6. Quiet Hours

6.1 Quiet hours apply between 10:00pm and 8:00am.

6.2 Noise must be kept to a respectful level, including use of outdoor areas and hot tub.

6.3 Breach may result in immediate termination of stay without refund.

7. Dogs (Chargeable Extra)

7.1 A maximum of two dogs per stay is permitted by prior agreement only.

7.2 Dogs are a chargeable extra as stated at the time of booking.

7.3 Dogs must not be left unattended unless securely crated.

7.4 Guests are responsible for all pet-related damage, fouling, odours, and additional cleaning.

7.5 Any damage or excessive cleaning required will be deducted from the security deposit.

8. Hot Tub (Optional Additional Charge)

8.1 The hot tub is an optional extra and is chargeable.

8.2 The hot tub is supplied and maintained by an external third-party company.

8.3 We cannot guarantee uninterrupted availability due to maintenance, servicing, weather, or supplier issues.

8.4 No food or drink is permitted in the hot tub.

8.5 Misuse resulting in draining, refilling, chemical imbalance, or additional servicing will incur charges.

8.6 Use of the hot tub is entirely at the guest’s own risk.

9. Electricity Usage

9.1 The property operates on a coin-operated electricity meter.

9.2 A reasonable amount of electricity is provided for the duration of the stay.

9.3 Excessive electricity usage beyond the allowance must be paid for by the guest via the meter.

9.4 No refunds or compensation will be provided in relation to electricity usage.

10. Internet & WiFi

10.1 WiFi is provided as a convenience only.

10.2 Internet speeds and connectivity cannot be guaranteed.

10.3 We are not liable for slow speeds, outages, or service interruptions beyond our control.

11. Handmade Items for Sale

11.1 Handmade items displayed within the property are available for purchase.

11.2 Guests are responsible for any loss, theft, or damage to these items during their stay.

11.3 Missing or damaged items will be charged at full retail value and deducted from the security deposit.

12. CCTV

12.1 External CCTV operates for security and property protection purposes.

12.2 CCTV covers exterior areas only and does not monitor internal living spaces.

12.3 Tampering with CCTV equipment is strictly prohibited and may result in immediate termination without refund.

13. No Smoking Policy

13.1 Smoking or vaping is strictly prohibited inside the property.

13.2 Evidence of indoor smoking will result in a deep cleaning and deodorising charge.

14. Deep Cleaning Clause

14.1 The property must be left in a reasonable condition.

14.2 Excessive mess, staining, biohazards, pet fouling, smoke odour, or additional cleaning beyond standard turnaround cleaning will incur a deep cleaning fee.

15. Lost Keys & Lockouts

15.1 Guests are responsible for all keys provided.

15.2 Lost or unreturned keys will incur replacement charges.

15.3 If locks require changing, the full cost will be charged.

15.4 Lockouts requiring attendance will incur a callout fee.

16. Non-Emergency Callouts

16.1 Clear instructions are provided for use of appliances.

16.2 Requests for assistance with non-emergency issues may incur a callout fee.

17. Property Description & Suitability

17.1 Guests are responsible for ensuring the property meets their needs before booking.

17.2 By booking, guests confirm they have reviewed all photographs, descriptions, and amenities.

17.3 Refunds will not be issued on the basis that the property is “not what was expected” where accurately advertised.

17.4 Minor variations in decor, furnishings, or layout do not constitute grounds for refund.

17.5 Issues must be reported during the stay to allow resolution.

17.6 The property is maintained to a high standard; however, furnishings, décor, appliances, garden furniture, and layout may be updated, replaced, repositioned, or altered from time to time.

Photographs on the website are provided for illustrative purposes and represent the style and standard of the property but may not reflect minor changes made for maintenance, improvement, or safety reasons.

Such updates, replacements, or reasonable wear and tear shall not constitute grounds for cancellation, refund, or compensation.

Room sizes, garden areas, and surrounding views may appear different in photographs due to camera angles and lighting. Guests are responsible for reviewing all property information before booking.

18. Third-Party Services & Utilities

18.1 We are not liable for interruption of services supplied by third parties including (but not limited to):

  • Electricity supply

  • Water supply

  • Broadband provider

  • Hot tub hire company

18.2 Service interruptions beyond our control do not constitute grounds for refund.

19. Chargebacks & Payment Disputes

19.1 Guests agree not to initiate a chargeback without first contacting us.

19.2 We reserve the right to provide booking confirmations, correspondence, CCTV records, and stay documentation to dispute fraudulent claims.

19.3 Any administrative or legal costs arising from unjustified chargebacks may be recovered from the guest.

20. Liability

20.1 Guests occupy and use the property entirely at their own risk.

20.2 We are not liable for:

  • Personal injury

  • Loss or damage to belongings

  • Accidents within the property or grounds

  • Misuse of facilities

20.3 Nothing excludes liability for death or personal injury caused by our negligence where legally required.

21. Governing Law

21.1 These Terms are governed by the laws of England and Wales.

21.2 Disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.
