Do you allow dogs?
Yes — we allow a maximum of two dogs per stay by prior agreement only.
Dogs are a chargeable extra and must be added at the time of booking.
Guests are fully responsible for any damage, fouling, or additional cleaning required as a result of bringing dogs.

What's the minimum night stay?
We have a 3 night minimum stay policy.

Is the garden secure for dogs?
This depends on the property:

The Cabin: The decking area is secure and enclosed.

The House: The garden is not fully secure for dogs, as there is direct access to the beach via steps.
It is the guest’s responsibility to ensure dogs are supervised at all times.
We cannot guarantee that any outdoor area is completely escape-proof.

Are deposits refundable?
No. All deposits are strictly non-refundable.
Due to the nature of our booking system, once a booking is confirmed, the deposit secures the dates and cannot be returned under any circumstances.
We strongly recommend guests take out travel insurance.

Are there pubs, shops and /or restaurants local?
There are local shops, pubs and restaurants, all are driving distance. There are is a bus stop walking distance from the property however we advise you have a vehicle during your stay as bus times vary and can be unreliable.

Is the hot tub included?
No. The hot tub is an optional extra and is chargeable.
The hot tub is supplied and maintained by an external hire company.
Availability cannot be guaranteed in circumstances beyond our control (e.g. servicing, maintenance, weather conditions).
No food or drink is permitted in the hot tub.

How does the electricity work?
The property operates using a coin-operated electricity meter.
A reasonable allowance is provided for your stay.
If electricity usage exceeds this allowance, guests are responsible for topping up the meter.

Is WiFi provided?
Yes, WiFi is provided as a convenience.
However, internet speeds and connectivity cannot be guaranteed and may vary due to location or provider issues.
We cannot accept liability for slow speeds or outages.

Can we smoke inside?
No. Smoking or vaping inside the property is strictly prohibited.
Evidence of indoor smoking will result in a deep cleaning and deodorising charge.

Do you allow stag or hen parties?
No.
Our properties are intended for family holidays and quiet breaks.
Stag parties, hen parties, and large single-sex party groups are not permitted.

What happens if we lose a key?
Guests are responsible for all keys issued.
Lost keys, lock replacements, or callouts due to lockouts will incur a charge.

What condition must we leave the property in?
The property must be left in a reasonable condition.
Excessive mess, pet fouling, staining, smoke odour, or damage requiring additional cleaning will incur a deep cleaning fee.
What if the furniture looks different from the photos?
Furnishings, décor, appliances, and layout may be updated or replaced from time to time.
Photographs are provided as a representation of the style and standard of the property.
Minor changes do not constitute grounds for refund or compensation.

Is there CCTV?
Yes. External CCTV operates for security purposes only.
There is no CCTV inside the property.

Is there a minimum age to book?
Yes. The lead guest must be at least 23 years old unless otherwise agreed in writing.
